A local business owner urges the Pleasantville Village Board to pause on a major housing project.

Raffaele Ferraioli, owner of LaBarberia, opposes the current Lennar development proposal. He states that 102 residential units on a commercial property are too many for the village at this time. The project seeks a rezone from the commercial designation to permit this scale of construction.

Ferraioli notes that Pleasantville has changed dramatically since 1992. He attributes much of the growth to the Jacob Burns Film Center opening in December 2004. That venue attracted visitors and helped Wheeler Avenue develop into a busy commercial district with four or five restaurants. He credits earlier leadership changes for encouraging the activity that benefited local commerce.

The owner identifies rising home prices as a sign of the community’s desirability. Many properties now reach or exceed the million-dollar mark. He argues this success creates pressure on local infrastructure. Parking is already a concern for customers visiting existing businesses on the main street.

Ferraioli believes the rezone represents a massive decision that requires serious discussion about long-term consequences. He asks what will happen to traffic and where new residents will park. He questions whether this specific scale of development is appropriate for a small village. He emphasizes that developers have business interests and investments, but those factors should not automatically determine the village’s future direction.

The owner does not propose stopping all development or returning to the quieter village of 1992. He acknowledges that responsible growth helped build the current business district. However, he distinguishes between encouraging progress and allowing growth without reasonable limits. He asserts that the community’s character is the primary asset that made Pleasantville a desirable place to live and work.

Ferraioli serves as a voice for local commerce in this debate. He has operated his business for over three decades. He views the current moment as a point where the village must become more selective. He wants to ensure that new growth does not erode the qualities that attracted residents and businesses in the first place.

The Lennar proposal remains under consideration by the Village Board. Ferraioli’s commentary reflects a view that the community has reached a threshold where additional density requires careful scrutiny. He supports the general direction of growth but argues that this specific project exceeds what the local infrastructure can comfortably handle.
